Why treat the fireplace as special?

The owner and cat-lady said the water problem had been fixed, just not the walls redone.Awesome fireplace mantle.There was mold on one of the walls.

For my 2nd dilemma, it has a beautiful real stone fireplace BUT it looks like it's stuck in the 80's (when the house was built).

I actually won't be able to attend this month's meeting because of an unexpected funeral, but I do believe a few others are planning on being there; we usually sit in the back area by the fire place.

I've heard other landlords say that they recommend blocking off wood burning fireplaces to keep tenants from using them.

You're always going to be at risk for people needing to enter your home in a multifamily (fire inspections, dryer vent cleaning, deck inspections, fireplace inspection and cleaning). 

It's a nice place, built in 2005 w/ vigas, fireplace, radiant heat tile floors, enclosed courtyard, but no view.
