Even though you’re not fond of DSCR loans, it might serve as a bridge to free up your line of credit for quicker flip-and-reno opportunities.I remember years ago, a close friend of mine was in a nearly identical situation.. from what I read in Forbes, he ended up with zero wiggle room each month.

Then on the opposite side, what could you sell it for and how much cash would you get at closing? 

I plan to rent it as soon as I close.

and only close IF they find a buyer to either pay for the contract assignment or pay a higher price for the property?  

if you know your stuff and know how to deliver a message and network by being consistent enough you will always close deals!  

I hear they may take longer to close but you have time on your side.

Shiloh, the poster above, seems to find investors and I don’t think he has to offer a discount (most people trying to partner on a property are probably finding properties that are selling for close to retail and then they seek partners with whom to purchase the property and therefore don’t even have a chance at offering a discount since they don’t already own the property as I do).

Are the properties close to in the distance to each other? 

@Luke Tetreault I am new myself and working currently to get to that point, but what I intend to do at your point is to JV on deals or offer PML for high turnover deals (EMD/ Double close).
