For example the building may not fall under the rules of the FHA if it is owner-occupied with 4 units or less, if it’s a single family home rented by the owner and you have less than 5 rentals, or if the property is operated by a religious organization or a private club.

If it tends to be for a pretty set time frame it may be more of a tutoring/teaching type of situation.I tend to stay out of my tenants' business unless it involves safety of the neighbors or some kind of major crime, so yes, drug dealing would fall into that but most lower level dealers will have more than 1 customer and many high level ones who might only have one visitor are not as likely to have them daily.

Your lease is likely have your name on it anyways.If they are going to sue you and you go to court, I can just imagine seeing the "victim tenant" telling the judge how you misrepresented yourself to them.You will be surprised when tenants find out you are the owner.
