So some grey area on what you may find reasonable and what perhaps some hopeful tenants find reasonable and be sure to not violate any fair housing law in setting occupancy standards, but I generally think most renters are reasonable on if 3 adults, they are looking for a 2 or 3 bed rental and not a studio.

They paid the rent and you haven't given them an opportunity to fix the other issues.You may want to reach out to more experienced investors to understand what having a rental is really like because what you described is fairly normal. 30% of our portfolio is late every month but your only concern is if they actually pay.
