I personally made the mistake of not following up with CRE agents early on, and focused exclusively on the MLS listings which I have access to as a realtor.

Also when you sell, and qualify for the 500k exclusion, you have to recapture the depreciation.

Step 2:  RENT IT -   When you go under contract for a townhome, its smart to immediately get it on a rental website, I use Zillow and Craigslist exclusively.
