You can have a disinterested party be the trustee and have the seller give them instructions to transfer the property once you (or your new tenant-buyer) have fulfilled the terms of the Lease Option Agreement.

If you are willing to install it on your own using the instructions that anyone could pretty much follow, you can start creating a great looking website in no time at all.Then again, if you want to create a membership website or something much larger-scale, you might want to take a look at Joomla (www.joomla.org) or Drupal (www.drupal.org).

SHORT TERM CAP GAINS (holding period of less than 12 months) is taxed the same as ordinary income.I'm not sure what the CA LT rate is, you'd have to look at your instructions for your form 540.If the house has been your PRIMARY RESIDENCE for 24 of the last 60 months there is no tax on up to $250K gain, if filing single, $500K gain for married filing jointly.
