Ill accept all answers and let me know if you got other questions on my scenario.I just feel like Im at a spot where the options here are endless and I want to  continue building my assets to create family wealth and retire early and enjoy life.

Mainly looking for Turnkey flips and BRRRR opportunities.Apart frpm real estate, I enjoy Travelling the world with my wife, and enjoying different types cuisines and exploring medival european cities. 

We actually enjoyed the experience (shout out to Johnny Reno and the Sax Maniacs), but it was just a bar, just a meal, just a new music group; not your house; so, your level of disappointment was immensely greater than ours.  

That is the dream as I don't enjoy the book keeping. 

And than say we go to west metro, Minnetonka, arguably on of the most landlord friendly areas in nation, and where $4k, $7k, $10k rents are a reality one could enjoy.

(o) The yard is a shared common area for the enjoyment of all residents; lawn furniture and other items stored in the yard are subject to use by other Tenants.

Besides making our house prettier and more comfortable, something we can enjoy while we are here after the renovation,  all these things will certainly add a lot of value to the house.

And enjoy life to the fullest. 

On the one hand, I realize I just need to let time do it's magic and enjoy appreciation and debt paydown, but I'm looking for ways to continually grow my portfolio by either acquiring more properties or finding ways to generate more income which will be used to purchase more properties.I tried using OPM but that doesn't work for me for several reasons - if I go down a loan route I can't pay it back because of my LTV cap and partnering for equity requires a lot of work in bulding trust and even then it's for a very small share of equity which is insignificant.

Also enjoy high school when you can :)
