@Marc Shin The contractor didnt finish to your satisfaction ? 

The office has an A/C window unit with drywall, carpet and electricity. 

We focus on CapEX before beauty. as a realtor we understand selling or renting homes you have to make the home function, Roofing, windows, electrical and plumbing. after we address these we focused on beautify making sure the upgrades match the area and is forward thinking with color scheme, flooring, and flow.

Currently I have xxx units in my portfolio and am excited about this new property I have under contract (or am considering making an offer on).

I for one would dislike being pushed into a box, I'd prefer to choose my own stuff...and it really ain't that hard.Interesting concept though, I just do not see the value for a veteran Contractor or Imvestor.I'd ask for references before using them...

Its also a good idea to build relationships with realtors, contractors, insurance agents, real estate attorneys, and property managers in your area so take advantage of events, conferences, and meetups.

If not again you would be better off buying your own home and having enough yard/space for all of them but 13 is still way to many dogs unless you live on a farm or own acres of land.I have worked in the banking business and have seen people lose their homes that they rent due to landlords kicking them out with very little warning due to breach of contract or a No pet rule. 

They may have rules about when contractors can come and go.

Separate HVAC systems are a good idea too—makes things easier for tenants and utility billing.I’d also recommend talking to a contractor or local utility company about what’s needed for separate power meters and mailboxes.

If that is one of the only contractors and the lien is considerable that’s another story - but not enough info to tell
