I can tell you if their drivers deliver there or not.

So, had to drive an hour to the house to deliver an eviction notice.

I refresh our lots list every few weeks and look at infill lots by price per acre, density allowed, new build average price and price per square foot, deliveries per year, etc as a driver for it.

I have seen it many times where a borrower goes to another lender or broker for a better rate/lower fees and they could not deliver on their promise...

The lease is a standard lease and doesn’t mention anything about how notices have to be delivered. 

It's a mix of him delivering content and interviewing others.

If it does and the tenant doesn't pay his share of utilities, you can deliver the 3 day notice to pay or vacate to enforce the tenant's not paying additional rent.

I am not planning on driving the routes - would need to have a manager & dispatcher while having trucks and drivers actually drive the routes and deliver packages.The businesses seem to be quite strong cash-flow-wise but I'm not sure if it's a good idea to get into this business.Would appreciate any feedback on this.Thanks.

If the tenancy is at-will, you can deliver written notice of the rent increase by giving the number of days' notice required by F.S. 83.57. 

That requires you to be able to send them a certified letter or have a process server hand-deliver the notice.
