I would vet contractors by finding local real estate agents that also work with investors, and/or a rehab investor in your area that does a lot of deals.

Not the cash flow play a lot of people expect. 

COntrary to a lot of the peopel in this thread, I found rentredi to be a POS. 

Some people will contact you directly about your property, but a lot of people post housing requests and you have to contact them.
