We (Home Inspectors) serve a great need in the investing community, when you start changing your services you open yourself up for liability and can disrupt your standard walk-thru.  

But I'm saying this is something that is much more do-able while you are younger and have less stuff, no kids and schools and kid friends to worry about disrupting, or need more space than a typical duplex will allow. 

Seems like the major thing that landlords want to protect against is an unexpected disruption in cash flow.

The con is more wear and tear and they can be disruptive to my term tenants (thus why I require STR units to be only in buildings that they can be somewhat cordoned off)

All is fair in this game.. but I do see the big wall street backed players having some disruption..

Ray, if the existing foundation is solid and there is enough room (2-3") to support the joist end before hitting brick then it seems like sistering up every joist would be the easiest fix and most likely could be done without disrupting the finished space above.I'd first grab a shopvac and clean up a few bays and see what your dealing with and post a picture of that.
