Gas & Electric were disconnected, but no recourse to me.Back to the subject:  Invoice the late fee and send with it the "3-day pay or quit" (consider even using the normal Registered Mail to give it some weight). 

Wait 5-10 minutes and hope they pick up - often you just get disconnected. 

Survey, soils, environmental (if necessary), various city or county zoning fees & permit fees, address cards, utility disconnects/taps, insurance, storm water, architectural/civil/structural, etc.  

Demo Work--remove and disconnect all plumbing and supply lines (down to crawlspace)--remove all wall covering (plaster) from wall and ceiling--remove flooring down to subfloor (any unexpected damage and repairon subfloor will be an additional charge)B.

I have contacted the assessors office and got a name, plugged that into whitepages, got some numbers but they were disconnected.

(The hose would not get disconnected from the wall drainage hole unless someone physically removed it and failed to put it back).

I'm increasingly realizing the disconnect here, at least from where I'm coming from versus the perspective of many here...I am a professional hospitality consultant, with a background in hotels and restaurants, and my work focuses on helping independent hotels, resorts, restaurants, and vacation rental companies around the world improve their operations.

if separate breakers should be pretty straight forward. take panel cover off, disconnect wire from breaker for upper laundry, and bring into other panel box.

If a property has been listed for the better part of a year (or longer) and the numbers (as provided by the Vendor's agent) look good, then there is a disconnect as it is not priced properly:perhaps the Vendor's numbers are not accurate (highly probable).  

Right there there will be a disconnect.
