I think @David Greene would be be disappointed no one has mentioned the BRRRR strategy to get after your goal.

The appreciation of those areas over time are definitely part of the selling point for me, but it seems like the people who are already there must be pretty disappointed when what they thought was a $450k townhome is selling at $350k.I'm not looking at townhomes older than 2010, and I'm also not looking at areas that flooded, so I'm wondering what I'm missing!

So its disappointing when after further evaluation the deal is not as profitable as originally thought.

I have honestly been very disappointed with the general lack of communication with many of the turnkey providers.

This is a disappointment as it's not a great way to start our relationship.

I'm OK with disappointing myself, but not my family.Think past the call.  

But just make sure to 10x your efforts as Grant Cardone would say to make sure you're not disappointed with your outcome.If you haven't already have some local agents start sending you e-alerts with the property criteria that you're looking for so you can start analyzing deals. 

But someone who goes into real estate without knowledge is cruising for disappointment if not disaster.

As a property owner/investor I am truly disappointed in this company.
