Could you give me a sample of the loan rates you received without a w2 or money in the bank?

I manage 350 rentals and consider myself an expert but I still refer people to that book all the time because it covers everything you need to know AND includes your state-specific laws AND comes with sample forms you can use.

I think we aren't doing enough to test a wider cross section of people and get a larger sample size of this thing.  

Furthermore, 'seems like the limited sampling of firms I found and contacted locally are not as astute in the RE regard.

You asked for some sample areas and there are plenty of obvious answers on the Northside. 

The following criteria is a sampling of what I use, but as things change I need to change with it.  

We really just need a form if someone has a sample they can e-mail me.

I don't know how it is in Wisconsin, but the state of Michigan has a really helpful handbook with lots of great guidance on Tenant/Landlord issues and even provides a sample lease.

I would definitely change the door color, it will brighten up the house.However before you commit to any color, I would get samples and paint small sections on the house and go from there.
