I built a nice custom a few years ago before lumber went nuts and other componants in Charleston sc historic district 2200sq ft no garage cost 1mil to build plus soft costs plus 500k for the lots so in it 1.6 sold 2.2 so i get the nice spreads.right now in Oregon our semi custom product homes are costing about 150 a foot.. to 180 a foot.. to buildand in florida were we are building dingers those are running 100 to 120 a foot and used to be 80 2 years ago.and you know how cheap they build in Texas and OKC.. starter houses.

If income grows faster than rent then the home appreciation can still accelarate rapidly especially when city inventory is reducing....Also the very basic component of home appreciation is money being circulated and not primarily the income in that area.

I see the IRS regs about rental activities being defined as passive, but I don't see anything about a lower rate.I just see that this "passive activity" distinction subjects us to "passive activity loss rules", which limit our ability to offset other types of income with net passive losses.But even that limitation is negated for us because we fall into the "active participation" exception, so we can offset our regular earned taxable income dollar-for-dollar with losses from our rental (if I understand the regs correctly).
