If he must attempt to get the low interest rates of 2021 on this deal, I suggest that he instead look for assumable loans.

I track the principal as a Liability account in Xero, and whenever I add it to a report, it always shows the current balance, rather than the change over the chosen time period (like with expense accounts).  

As I approach the end of my current lease, I'm eager to embark on a journey of house hacking with multifamily properties.

With that low interest rate, you will have paid down a lot of equity in the deal and should be able to finance with a bank.
