Getting that first property is exciting—and yeah, NYC is no joke when it comes to price of entry.Honestly, a lot of people I’ve talked to in your shoes end up finding better opportunities just outside the city.

By poisoning the rats, you're letting them roam free into the world where people's pets can eat them, not wise. 

Also, many PadSplit properties have bedrooms that are created via flex walls that wouldn't meet the definition of a bedroom in an appraisal, so many PadSplit owners may think their property is worth a certain a mount based on a bed count that's not valid. 

No debt, they bought this place for like 200k in early 90s, quite old people. im not sure if they will be alive for the 7yr term but they chose it..The reason im putting so much down is im buying w gift money and i want low monthly payments.

People always say there's no value but that's not for you to determine.

I don't play around with other people's money.As for sticking to Gilbert or checking out other cities around Phoenix, I'm doing my best to look at every city.

I try to pay off all loans as fast as possible because I feel like money wasted on interest is overlooked sometimes as people only focus on the amount of money coming in rather than the amount saved.As of today, I'm just focusing on establishing the best systems to analyze the markets, find properties, get financing, make wise renovations, and manage my rental properties.

Three Months ago, low to mid 6's were available.Rates are going to continually fluctuate but if you have a way to earn 10+% on your capital, the TIME you are not using it is going to cost you way more than the extra .5% per year will.You are walking over dollars to save pennies if you are waiting for the perfect rate, half of the people who held out on getting mid 6's were waiting for high 5's.

These are the people - in my opinion- that need loan brokers the most, since they really don't have a grip on the market - and are thus more susceptible to agreeing to suboptimal loan proceeds / rates / terms.
