Even with rents being proportionally higher than expenses today, I'd still use 40% as the lowest percentage likely to be incurred (and that's not considering either the problems of covid rent moratoria or the general increased difficulty of evictions or the greater activism surrounding renter protections, all of which raises costs and/or lowers income).

In the event that Landlord exercises its right to repair such uninhabitable portion, the rental shall abate in the proportion that the injured parts bears to the whole Premises, and such part so injured shall be restored by Landlord as speedily as practicable, after which the full rent shall recommence and the Agreement continue according to its terms.

@Robert Richards -- I would highly advise AGAINST flipping out of state properties in that price range, especially if you've done 20 flips or less.Flipping a property locally is hard enough... knowing what to pay for it to get it at a good price, hiring the right team to do the remodel, and having the market knowledge to sell the property afterwards.Add in distance to the equation, and all those challenges grow in proportion ten-fold.
