Best bet is to go talk with some local banks and commercial lenders bc most likely that's not gonna fly on any kind of conventional loan.

I am retiring from the military soon and am looking to get into commercial real estate.

I know that I can keep going as an owner builder, but I also want to build new construction commercial properties, as well as having the GC license for credibility when working with other investors in the future.

Hello, I own a plumbing company with 40 + employees and mostly work under contractors that do remodel, new construction and commercial work.

.$4300 in origination fees on $283k is 1.5% for a commercial loan - sounds about right, maybe a bit high. 1% is mostly the norm.

They may be getting out of your market, or the commercial rental market, or duplexes, or just don't like your track record.
