I read the "Five Step Property Evaluation" technique from the book "The ABC's of Real Estate Investing" forword by Robert Kiyosaki & writen by Ken McElroy.1.

Be patient and get your financing ducks in a row so that when you do come across a deal, you can jump on it.To find that deal, you'll find lots of techniques detailed out here on BP.

I see several different techniques that are used here.

I just wanted to create a post to spread the word that I would be happy to help my fellow BP colleagues with any questions that they might have relating to building permits or construction techniques.

Anybody using specific techniques to find houses in super competitive markets or before they hit the MLS?

Some techniques will work in some areas and not others.  

But when people discuss a specific person's ideas or techniques without researching who they are and what they teach, this forum can also impede a person success.
