The deadbeat tenants were a no-show at the payment hearing, as they were with the others.At this point, I have been awarded both a "capias", which is a civil arrest warrant, and an "execution" meaning that the sheriff or constable can seize and sell property, bank accounts, etc to satisfy the judgement.Each will cost me $250.00, which is added to the cost of the judgement that's already over $900.00.Now the deadbeat tells me his wife is living in a shelter and gives me contact info for his attorney / long time friend.

and well frankly they run it like a mini prison. fully fenced with barb wire tops full security system on site security.. and Men are not allowed.. the units are all rented to females and children and all on Memphis housing vouchers.. if they are not married no men can come in.. there is some law in Memphis about trespassing and if the men try to sneak in and shack up with the tenants the law is called and they can get arrested.. this is how you run those asset class's can it be done yes.. if done right and you earn the little extra in cash flow ....
