I am a new licensee in DC area.
I have interviewed with large brokerages and few mom and pop shops that deal is rather luxury segment.

While big firms offer 65/35 splits and training, the mom and pop shops offer 25/7...

In my case, I took a page out of Silicon Valley's playbook and kept my "core competency" in house (technical writing) and outsourced the other aspects of running a business to a boutique temporary help agency (marketing, accounts receivable).

Does anyone feel that there will be a demand for the more smaller boutique type assisted living properties now that there are such high risk for elderly getting the virus in the bigger facilities.

I would also visit some of the more boutique sites such with lower volume but also little negative investor feedback like Arbor Crowd and Share States.

Buildings were converted to high-end boutique shops or trendy hipster bars and brew pubs downstairs and swanky loft apartments for young professionals upstairs. 

No one but the hand crafted boutique list creators are going the extra extra mile.  

I was first leaning towards buying/renovating/running a bed and breakfast at the beach, but I also love the idea of buying an old motel and turning it into a sort of boutique/upscale motel.I guess my question is, what should my plan look like to accomplish this?

I am seeing a trend towards direct bookings and direct sites, similar to what you'd see for boutique Bnb's in new england and other such destinations.

But if you self-manage or use a boutique mgmt company that tailors their marketing to each individual property, hopefully you'll do ok through the dip.

In this model there is a full time person on-site, it's run more like a boutique hotel/high end hostel at that scale but it allows for lots of extra little perks you simply can't justify with less rental volume.
