I believe borrowers must do their due diligence, but this looks to be another example of Capella either not doing adequate deal due diligence/underwriting/appraisal or fraud.Investors are now coordinating and it has become known there are multiple problematic Capella deals in default.

Your disposition may be to move forward with that as i believe i read in your introduction - but not needed to understand and develop some degree of comfortability.  

Setting that aside, I don't believe its realistic to buy a home and turn around and flip it without making any improvements.

I strongly believe that with 100% digital collections done via Baselane (including security deposit collection) and it's banking service is such a risky value proposition for investors like you and me, as at some point these type of situations will always happen ... and no one else is on the hook other that you as the owner / landlord.

I believe I will lose a lot of money, but LPs, all on their own, without government interference, will wake up and realize that they have the power and their capital is the actual asset.

Will add though, that a good PMC will immediately alert an owner about what their property really is and the expected challenges.Unfortunately, a decent portion of the time we do this, owners either don't want to believe the Evaluation Video we send them or decide to sell.

The marketing isnt that important in my opinion but the professional photo/ video is a huge game changer and I dont believe that someone is going to make much profit at .5% on the listing side.

I believe most places charge a 3 percent fee or more
