In my jurisdiction a CO monitor is mandated if you have a combustion source at your property, as is at least one smoke alarm per floor irregardless of a combustion source.

We've always used standard screening criteria and processed applications in the order received, but as @Patrick M. says above, it's the wait time forcing the wheels to turn slower that are killing us, and it's equally unfair to renters. 72 hours for additional information (like adding a co-signer/guarantor if we discover someone has no credit - like a college student), and 48 hours for them to accept an approval.

One way to get past this though is to have a co-signer that is a relative that qualifies.

Besides building credit and saving which I still highly advise, I would say the second best option would be to find a co-signer or co-applicant for the property.

You can certainly ask for a co-signer, there is a podcast episode where Brandon and Josh were surprised that the investor didn't have co-signers for his student rentals.
