So now I  show when it’s vacant and all the repairs/touch up is fine and it’s move in ready. 

I've read on the forums where people have done this, but it is in C-class neighborhoods with more of a touch up renovation when the house needed more work.

Had another unit where we were doing final touch-up paint and the contractor spilled a gallon of paint.

It turns out that they had found my three tiny cans of touch up paint in the closet and had been huffing paint the last few days.  

Assumptions: Closing Cost: Assumed 4%Property Tax was estimated at $2700~ on Redfin / Trulia, just pampered it a bit to be conservative just in case with whats going on.Repairs: $5,000 - Based off photos, house looks well maintained; just a reserve amount for any touch up work neededInterest Rate - Used 5.125% since it'll be an income property Rents - Prices are on par with Zillow's advertised rent in the surrounding area, verified with local REA.

The remaining work is basic install of fixtures, appliances and touch-up.

Asking us to touch up paint,  then refusing to let us in to paint at the agreed upon time.  

I buy at Kelly Moore ( about  a mile from Home Depot)...... the service people actually know what they are talking about.....The $50-100 more you pay for the quality paint will save you tons later....... better coverage and WAY easier to touch up rather than repaint entire walls or roomsAnd I agree that if you have multiple units, try to keep the colors the same....OR take meticulous notes on what you do in each property.

If tenants are clean, neat and property is show-ready (just needs some touch-up before re-renting), then I will show it within the last 30 days if tenants are agreeable. 

Take Memphis for example, there are distressed properties here that you could find for less than 15k in low C areas that you could turn around and sell for 20-25k just by doing simple touch ups like having someone do landscaping and trim the bushes.
