Thanks to everything I’ve learned from the podcasts, books, and this community, my wife and I currently own:A triplex in MaineA single-family rental in San AntonioA single-family primary residence in Las Cruces, NM, which will become a rental when we move in a few monthsFor context, I'm an active-duty Army officer with about 12 years left until retirement, and my wife works for a university in Boston.

When purchasing a small multi family property as a primary residence.

And fall in equities will only exacerbate this trend - along with continued on-shoring / pro-growth trends the current administration is pushing.  

They obtain and manage capital, whether it’s private equity/debt, bank financing or personal capital.

This way if there’s physical damage by residents the company pays the first $500 to fix it.

Cash flow is basically a function of equity.

Seller wants $160,000 cash out which leaves $50,000 in equity for the buyer.I had a taker from CA but he couldn't come up with the cash.I was not aware of anyone that understands that kind of deal.

Both properties have a substantial amount of equity that’s essentially sitting idle.Would it be a good idea to tap into this equity (through a HELOC, cash-out refinance, etc.) to fund future fix-and-flip projects or purchase additional rental properties?
