Are you looking in any certain area of ATL and do you have a price range for a purchase price that you're targeting?

I would love to purchase a property that has done all of the work already, and cashflows. 

To be successful as a real estate investor in any form - except maybe purchasing the Vanguard REIT index fund - an investor needs education, knowledge and understanding of real estate principles, real estate law, and real estate finance.  

I'd make sure just how much extra tax benefit will open up for you annually compared to the cost of the study.You are exactly right - a cost seg will get deferred in a 1031 exchange as long as the property you are purchasing is roughly the same components of things that were cost segregated.

I purchased Air DNA pro subscription , any thoughts on accuracy of AirDNA numbers for Boston market.

Have you done work to the property for ARV to increase since purchasing?
