You've got to be comfortable more or less handling the transaction "on your own" because it's hard for the listing agent to truly arrive at the best outcome for the seller and buyer doing a double agency.

On the other hand, checks arrive on time, and the tenant was very respectful of the unit and the property.  

I just arrived in KC this afternoon for a week or so, so I'll try to check out that Wednesday meeting.  

They will eventually arrive at a "fair" value - that they determine.

You can play around with selecting more or less property types until you arrive at a number you are happy with for your mail campaign.  

John,you can not order them off the premises but,you can encourage them to go out to lunch or do errands while the inspection is taking place.Give them a written notice on exactly when you will arrive and depart the property and suggest they find something else to do because the inspection will be hectic and disruptive to them.Offer them a gift card to Olive Garden or something to pay for lunch.

This comes in handy while you are waiting for your court date to arrive.
