Why not keep buying out-of-state in other areas of the country where properties are still relatively cheap but still appreciating a ton.

The city area is an obvious focus but there is hidden value in exploring the country.

Latin AmericaThere are several countries that would work but Mexico beats all of them hands down.

It also seems to be more common in some areas of the country more than others (due to much older construction in the region, higher exposure to harsher climates, older electrical and plumbing running through the home, etc.).

Utah is a pretty unique place compared to the rest of the country so its not always easy to say "yes you should sell" or "no you should hold". 

In Panama city, or smaller towns in the country.
