That contract should have a clause that allows you to assign the contract at your discretion, if that is the way you want to work it.

@Margaret Webb go to the STORE icon on the very top of the BP webpage , hover over it and on the far right there is "Real Estate Forms" under neath that is Lease Agreement Package the rest I am sure you can figure out (GR8 resource!)

@Wayne Brooks Spot on Wayne at least in areas I work..1. title Is alienated lender at their sole discretion may accelerate all sums due.. that's standard verbiage 2. don't believe you can force them take accept payments never seen that.

The way I look at it is this- If you can locate, contract, confirm numbers, package, and distribute to a list of pre-qualified investors on deals that are of such quality that others will not only rush to purchase the deal, but will be willing to give you money above and beyond for doing all that work...you might as well just do the deal.

Since you will be on both the buy/sell side - you would then be paying 100% of the transfer tax.I suppose you would have to weight the cost of creating the LLC(which includes the additional cost to transfer it to an LLC) to the cost of the umbrella package and weighting the pros/cons of how each strategy will protect you.
