However, reasonable requests for a break down of services they'll provide and what they won't provide, references and testimonials is not asking too much.   

The evidence you have is a tenant’s statement which needs to be more detailed and then examined to see if he has enough knowledge of the situation and if his statement is damaging enough (to a defense) and if he’s willing to provide a written statement or testify, and if his testimony will stand up to cross examination.  

I would definitely get some testimonials from those you have done business with you: attorneys, title companies, other sellers, buyers and closing agents.

They did send me video testimonials of other students though.

Good Afternoon @Xavier Miles  I'd love to be able to help you out, I've got over 65 all 5 star reviews, testimonial videos etc PLUS i'm based out of Atlanta although I lend nationwide.   

Often times the fund will have a few investor 'testimonies' and or lets you talk with some current investors and verifying who these people are is one of the most important steps in my opinion.

It's truly one of the most beautiful states in the country, but those things can only keep people there for so long as I believe you have had a net out migration of 350k in the last year and lost a congressional seat due to continued population decline.
