I found some of my properties early on were break even or some months negative.

My net cash flow on the 10 houses I bought in Arkansas in the last 10 months is 5k/month if nothing breaks.

Once you have lost your leverage, you become vulnerable which can make or break a deal.

I am curious how other people buy multiunits for owner occupied, since everybody will face the same problem that want to live in one unit and need to break a lease BEFORE the closing.Thanks for the help

You can create separate projects for property searches, renovations, and goals, and then break those down into tasks with deadlines.

If you're close to breaking even and you're buying with almost no cash out of pocket it may still be worth it.
