As long as the QI for the 1031 is in place prior to that closing you'll be fine.The only downside right now is that your 45 day identification period starts with the closing of your sale.

check out ocean lakes resort myrtle beach sc, you can get into a lot of properties for 600-800k stilt beach home-4 -5 bed with a 70-90k gross revenue. great rental area, has no str restrictions and is 318 acres gated and secured straight to the ocean.

Sellers are still wanting "too much" as they typically think their deals should still be trading in the 4-5% cap rate range.While I won't pretend to have a crystal ball, I generally think: a) if you want to get a deal today, you are going to need to be more aggressive then you probably are comfortable with in your assumptions.

That makes down payment of 30% when cap rates 5 and interest rates 3.5 now 45% down with huge interest payment to make DSCR work with lender and only get cash on cash of about 3.5% and buyers say that suck I get 5 in the bank no thanks.Now in bank they get highly taxed on the 5 and some banks unstable right now depending on who they hold funds with.
