Getting new attorneys up to speed takes time and not all new hires work out.

If you do the math, when you get to 6+ bedroom houses, the numbers work out better with living for free and also cash flowing while living there.

I'll typically contract work out, unless it's something I can handle myself - Residential purchases to turn into rentals (12 months or longer)I read a few posts and did some research, but I want to be sure I am selecting the right NAICS code.

@Matthew Sharman I routinely offer 2-yr leases once a tenant has proven to be good the first year - maintains the home, not too many “stupid trips” and pays on time.

Work with an investor-focused real estate agent who has either house hacked before or works with house hackers routinely.

If it is a small enough house like this and I do have not much to do, I can just drop my 1hr exercise routine and 1hr lunch walk to do this.
