I have no investment experience, only stock market and IRA’s, but I hope to learn a lot from professionals on this forum.

I have spent hundreds of hours on the phone with Safeguard, attorneys, other investors and real estate professionals dealing with non performing notes and deteriorating real estate. 

I've read at least half of the books published and I don't think that's true at all. 

Can this person now be "a real estate" professional? 

While living with tenants can pose challenges like privacy concerns and tenant relations, clear boundaries, professional management, and proper tenant screening will help you succeed.

Again, large commitment of time, patience, and ability needed.The amateur of “semi pro” investor should realize that the professional investors (such as myself) spend ALL DAY EVERY DAY doing the above.  

I was taught this my the principal of one of the largest industrial REITs in the country and it has always proven to be true.

That said, I do this with a a few investors on rentals since I'm a Realtor and Property Manager where I am boots on the ground for purchase, rehab and lease-up, however we had a strong professional experience/life together before partnering.Lending will also be a consideration as most lenders are hesitant to lend to non-citizens given the foreclosure challenges it can pose.
