He gives us a call or leaves a note going over the bullet points and one of us has to go in and sign all the checks, put stamps on the envelopes, drop them in the mailbox for our subcontractors and mailman to pick up and this takes us all of 1/2hr a week and saves us more hours than I know (I've never been as organized as him so I don't even know where to start) and is a giant stress relief.

Giving them permission ahead of time to not fix anything or to just leave the mess as is can create a relief for a seller who is selling moms house after she passed etc...I also offer to let them come back and have a private showing when the renovation is complete.

What could possibly happen when you do not abide by the laws and give your partner the legal forms is if your partner wants out of the deal, for any reason, and you can expect that your partner will want out, if your partner sues you then you will not get any type of trial where you can speak on your own behalf nor will you get any relief from the court.

ATTORNEYS' FEES: If any legal action or proceeding is brought by either party to enforce any part of this Agreement, the prevailing party shall recover, in addition to all other relief, reasonable attorneys’ fees and court costs.An attorney looked over my lease and recommended that I cap the legal fees to $500 collectable, because even if you win, it usually is super difficult to collect from a tenant.But if a tenant wins, you're easy to collect on, and you could be out more than $500 for their attorney's fees.

Look at the water heater (put your ear on it if needed) sometime the temperature and pressure (T&P) relief valve at a water heater leaks.

I've gone back and forth.. the higher payment does offer some tax relief (roughly $230 more than option 1) and in order to grow it seems backwards to have two properties with a lot of equity in them.
