Why do real estate investors host seminars? Do they not enough capital or team that can invest and buy into any and almost property available?

 Yes.  FI is the same why of every investor that's ever gone BK.  The why is probably what keeps my man Jim off the docks.  The why is your mission, vision and purpose,  The why only starts to reveal itself after asking why 7 times in a row.

I've been taking naps with no w2 for 17 years.  My why of improving communities and offering affordable housing with compassion has picked me up off the floor and out of the ditch over and over. Not money. 

Your why is the lamest I've seen and I've seen it a lot.  I would never mentor or aid a money chaser.  Go deeper.
