I'm mainly looking for a small multi-family or a single family with an in law suite or an ADU.

Every investor will have their own style & preferences, so its important to learn & research what methods/markets will be better suited for your tastes. 

I opened a private window and checked my listing, and sure enough, the cover photo of my living room with an inset of the swimming pool was now a kitchen photo.

Where are some safe neighborhoods well-suited for house hacking? 

So I changed that part to be single family homes with either an in law suite, ADU, or a large garage I could convert.

This could be a home with a floorplan that allows you to rent a room, a guest suite, storage area in the backyard, etc.

The wish is to have an in law suite, ADU, or portion of the home that can be enclosed and made into an efficiency apartment that can be used for the vacation home.

However if you're looking for cash-flow right out of the gate I'd say there are cities that would be better suited for that on your list but not impossible to come by out here -- really just depend on your goals.
