I have a similar issue with folks using dumpsters that I'm paying for.I would look into a surveillance/alarm system.

I would also do a walk through video and get on camera the condition of place bc if you plan on keeping any of that money you have to be able to prove it if needed.

I remember when I thought it was crazy to call somebody on the phone with a camera, I thought it was futuristic and that my eyes may not see it happening, and now if you ask a kid if he thinks that is always amazing they would tell you that it is completely normal.
