.- These generally aren't a hold hands and sit in a circle and talk about your feelings environments (at least from my exposure) but generally they are frank, straight forward, and interested in passing along what they've accumulated in knowlege over the years to the next generation, and oftentimes family isn't too interested

A place my extended family could come and visit me at and be comfortable sitting in the room.

Since the house is owned free and clear and has just been sitting there for 2 years since my uncle's death, my thought was that we would decide on a price let's say $625,000, I would pay for everything else and sell it.

As an insurance agent I'm not supposed to say the quiet part out loud but that's the reality of things.  

How many buyers have down payment, closing costs, and broker compensation sitting in their bank accounts?

The Listing agent puts the property on the MLS and can get away with sitting around twirling their thumbs while buyers agents have a brunt of the work having to drive buyers around, orchestrate paperwork and inspection negotiate and so on. 

I don't even need to look at the listing- if it's been 100% quiet, it's one of two things:-There's no market for the product you are offering. 

Or as my wife likes to call it: "man-sitting"Contractors unwilling to execute on what you hired them for (I.e. current flip, cabinet installers were supposed to put up fill and crown.  

Think about it, anyone who wants to sit through some lead paint classes and pay the $100 filing fee can get a GC license. 

Navigating the zoning requirements, dealing with Maryland Historical Trust limitations on what can and can’t be done to the property, and the financial burden of renovating the property to meet these standards have left us trying to figure out the best strategy so the property doesn’t just sit unused.If we decide to sell, we anticipate pricing it at around $70-$80 per square foot, which is an incredible deal for a property of this nature.We’re reaching out to see if anyone here might know of potential buyers interested in this unique opportunity.
