Petersburg and Tampa, FL are boomin right now!

This is our first investment property and I was told to put in property management for mowing lawns shoveling snow and added owner expenses.

K falls  had some large developements crater in the GFC that never came back my bank owned one.. that area you might pull it off buying lots for under 20k each finsihed.. right now in areas with demand lots shovel ready are 120 to 170k each or more .. then you have to build.  

But I need to see actual deposits…” also get an estoppel saying how much is being held in security deposits, how much if any rent is past due, the rent per month, remaining lease terms, and any special agreements (discount for shoveling snow or mowing grass etc.) per apartment, then you need to go to each apartment snd get the tenants to read and agree that those are the terms.

Just like if they're too dumb to cut the grass without cutting off their foot or shovel the walk without throwing out their back.

I don’t know if this is something that is in the cards for you, but D2D sales is almost a no brainer if you’re wanting good money to shovel into real estate.

I'm from the Oregon coast so I don't know about snow shoveling .

She pretended to trip down the unsalted front stairs of my latest duplex acquisition in December (This was two weeks after I had closed on it, was still recovering from COVID, figuring out the shoveling and salt, it's squared away now).Instead of going into rehab, tenant convinced her family to send her into a private rehab clinic the tenant "had heard about." 

Used houses in my areas NC and FL are selling for above cost and many builders are not allowing investors into their new home communities in the Tampa area.

The city said that they would fast forward my new mixed use site plan, to be shovel ready in 6-8months because I have entitlements already and have done all the legwork.
