Hey @John FriendasI have purchased 4 of my Co-Living (rent by room) properties with DSCR, 1 of them within the last few months.Not that I necessarily recommend this, but there are short-term-rental DSCR products.

I had 2 or 3 called.Now again keep in mind I had zero interest in holding these as rentals and I ONLY bought homes that had significant equity for me.. mainly all pre foreclosures..

I have my own lease and handle it with a paper document, that way I can walk the tenants through the property on move-in day with a move-in checklist and a short tone-setting discussion of what I expect from anyone who rents one of my properties.

@Maxwell Servais you could also consider adding a conjoined hot water holding tank.

Its solid condition and market demand in Leoma, TN, made it an ideal candidate for a fast sale, ensuring a strong return on investment with minimal holding time.

I think we could transition this from a medium term rental property to a nightly property and do well, but that would require more time, money and effort from me which I don't have at the moment as I have just acquired a large campground.
