The parking lot in the near future will need a black asphalt recoating, windows look old which messes with heating bills, and the roofs appear older from the pics.

It's hard to tell by my pic but I was the one there with the long blond hair, down to my bum.

If I can just start scanning the MLS and get on top of deals asap and be the first guy there, this guy will miss out.The negative emotions make me feel more drive, but I also know not to go outside of what the numbers say.

Always good to scan CL rental ads for that area as well.And yes, it's a great idea to always purchase/rehab rental property with 20% equity if possible (created through some combination of motivated seller, distressed property, and/or rehab).
