This doesn't include dishes or laundry, just washing floors, bathrooms, windows, etc. 

Rent is always paid on time, and while the family is messier than I like, they are not dirty (more laundry and toys etc everywhere in the house than dirty dishes piling up).

I currently have a small business that is looking to open a satellite retail location which I could plug into the vacant space on the 1st floor.

If you are paying for satellite who pays when they order extra movies?

Try not to underestimate the time you have driving around, or doing the dishes or putting away laundry. 

Many of my flips are hundreds of miles away or even outside of Texas and I usually list with a Realtor for this reasonI could see Zillow having a 9$ an hour foreign “ case worker “ or Zillow home representative “ walk the average person through it just like setting up a pc or satellite  tv service .

I also realized that the person who owned the house did not want to be a landlord and did a poor job taking care of the place, which was a perfect opportunity for me.Once the property was mine, I moved my office desk, blowup mattress, and few dishes into the vacant unit.

I provide cable or Satellite because I want to make sure my guests have the local channels available.  

You will need to plan on replacing towels, bed sheets, lots of toilet paper, paper towels, napkins, salt pepper, coffee, tea, sugar, light bulbs, dish soap, dishwasher soap, trash bags, hand cleaner, shampoo, soap, etc.
