In Pittsburgh, the price for public transportation is 3% below the state average with bus tickets to get almost anywhere in the city being only around $3 and the monthly pass being just under $100.

It’s totally normal to feel hesitant, especially with your first big property purchase, but having the seller cover major repairs and even bring in a structural engineer for a thorough check—that’s a lot of the big-ticket worries off your plate.

@Ben BolingbrokeI would tend to spend my 30k on a new TPO roof or marketing to find deals, however, I think if you can get going on MF investing then 30k is an insignificant rounding error.

I agree with others who have recommended higher end for the bigger pieces and you can get away with accessories from Amazon, Wayfair, Target, Garage Sales, etc.

They might get away with it on most but be that squeaky wheel.

Typically if you do get a ticket, they'll waive it if you do get it registered or become a super great negotiator with the police officer. 

A good property manger should be able to cover their costs in lower vacancies, lower maintenance costs, and better quality residents.Crappy tenants seek out DIY landlords because they know they can get away with things a good professional manager would not tolerate.
