If you represent buyers for that project and get commissions as a realtor (and on top of it don't disclose it), it's promotion for all intents and purposes and against the rules so I was just warning you against that in a friendly manner (I'm not here to play the police and people can see through direct or hidden promotions it's not my role to judge for others).

Ladies and gentlemen, I don't know about you, but I couldn't find anyone to open a C- Corp, 3 L.L.Cs, and a personal Attorney to complete a living trust (Private meeting with my family), role my current home into the business structure and out of my name, serve as my registered agent, collect all of my mail, take all of my phone calls, and unlimited L.L.C creation for the price I paid!

You may also consider looking for lease with option to own opportunities, for the same reason; lower your down payment- then use the leasing period to build up what you need to exercise the option to purchase.
