unless they are in zoning and land entitlement or land development it wouldn't be developers. if they are that's not a design build firm that's a land development company. make sure to understand how they earn their income and how they come in. how the earn their revenue will be more reflective of what their business is than what they say it is

Minnesota does not have state income taxes for LLCs, but federal income taxes still apply. but we don't plan to generate revenue, or any revenue we generate would be thrown back into the LLC in the form of an emergency/maintenance fund, or towards another downpayment.

Each room has its own exterior entrance from the breezeway.The current owners have operated it as a bed & breakfast the last 12 years, with breakfast served in the main house which is also their primary residence.By my analysis, revenue from the 5 rooms could cover the debt service and operations of the whole property.
