For context the seller paid all fees and I removed PMI after 2 years due to rapid appreciation which saved 150 roughly.

If I let them run loose it would probably be 5k-10k a year in unnecessary costs.Also the work does come in spurts so it isn't consistent.

If you ask the manager to justify a fee and he starts hemming and hawing, move on or require them to remove the fee.

Also, if you want to be removed from management of one property, definitely sell it.

What other expenses are there (snow removal, lawn care, internet, utilities)?

If I purchase this cabin, I want to do a complete update which would require parting with most of the furniture, so I have a few questions:1.How do new owners remove large and numerous items from a cabin if you are remote?  

Personally, I wouldn't totally disagree, but it is very much in the eyes of the beholder what "nice place to live" means.Based on your post, I would assume you are getting requests because you are a new landlord (maybe the old one was not a kind person, so tenants chose not to make any requests) and that you are asking them to pay more rent for a unit that is likely in worse condition than when they moved in.So now, you can either tell them no, or you can accommodate and potentially open up pandoras box of setting expectations that you will cater to all requests all the time, or as noted, you can remove yourself from the equation and hire a PM to handle the requests.  

You also loose out on any value add in exchange for “turnkey”.  

Currently have a 24 year tenant, who has agreed to a new 3 year extension, where they take care of all utilitites, lawn service, snow removal and minor maintenance up to $400. 

The neighbor (also a lawyer if that makes a difference) likes to let them run loose in his (and my) front yard.
