Networking with real estate professionals is huge, too – it opens up so many opportunities.Would you recommend starting with fix-and-flip projects or something else for someone new to private lending?

The investors that I work with that invest out of their area are most concerned in the projected area appreciation.  

Development projects can vary from a 1-lot Single Family home to 20-acre subdivision, to a 4-acre commercial site, etc. 

I think flipping is the way to go on this project since it’s my first deal which has always been the plan but very grateful for some guidance. 5 weeks of tear out, wall paper removal 🙃, new electrical, deck supports, HVAC install…we start putting it back together!

I'm still learning the industry,  but I have been able to partner with a CDC based out of texas and they have been a great help and they have allowed me to get involved with getting investors for their project and I'm definitely excited for it.  

I was just the RE Broker on the townhouse project had nothing to do with the deal between the investor and the developer ( they had 4 or 5 other deals going at the time) But on this one the Investor sued and he sued ALL of us.. including most of the subs that worked on the project the developers staff  Myself  The guy who put the pilings in for the Peir in the lake the landscapers the janitorial folks I mean everyone..

We lucked into a rehab project and successfully run a short term rental in Bell Buckle TN.

I'm in the process of meeting and vetting two (for now) Cape Coral builders who might have the expertise and bandwidth to take over partially built projects like yours.
