@Jordan Decuir I believe that would be considered a person who "procures or assists in procuring property to effect the sale, exchange, or lease of real estate".

These are two different things; Lesse Fee is for procuring a tenant, the Management fee is for managing the property.

It reads:In addition to any leasing, management or other fee payable hereunder, a sales fee equal to 6 percent if the Property is sold during the lease term or up to 180 days following the expiration of the lease term, to a purchaser procured by Agent, or to any entity affiliated with, controlled by or under joint ownership or control with such Owner or any of its owners or principals.How many of you have come across this clause before?

I might also agree to a clause that says the agent is due a commission if I purchase a property where he was the "Procuring Cause" for 60 days after the agreement ends.

@Steve Vaughan The interesting point about your stance of "I reserve the right to retain an agent..." is that the seller's agent would be under no obligation to pay your buyer's agent a commission as he was not the "procuring cause" of the transaction.A sharp buyer's agent will know that.A not-so-sharp buyer's agent will squeal like a stuck pig when they don't get paid, but if they try to go to arbitration or their local Realtor board, they'll lose.
